Coast Guard  MLS Zones Beaches East and Thomas Drive).  Coast Guard families will enjoy the many water recreation and beach areas on Panama City Beach.  Prices will face stiff competition with Navy and retiree/tourist buyers.  Many new homes are stucco and on small lots with easy access to good schools and recreation.  Population and price increases are driving up prices in the beaches area and many Coast Guard personnel will buy lots for retirement needs and wait to build until they are permanent residents.  Homes in the newest subdivisions are getting hard to find and the prices have steadily increased over the last three years.

Careful consideration should be given to the size of home needed and the price per square foot.  Garages with workshops are very hard to find and pool homes are also seeing a higher demand from many groups of buyers.  Coast Guard personnel can often find good buys in the MLS zone North and St Andrews.  The Lynn Haven area and the growth up highway 231 will provide good areas for the serious home buyer to consider.  Drive time will be at least 30 minutes over the Hathaway bridge and the construction will often cause tie up in traffic.

Aerial and satellite views will help make decisions easier when the prices are similar or better.  Newest sub-divisions will be in the north end of Bay county and personnel will pass the Gulf Coast Community College, FSU branch and many shopping areas on a daily commute.

Each of the Bay County municipalities have a different tax millage and the local links to county officials should be researched carefully.  Specific questions should be emailed.
