Condos in Town

Waterfront condos in town are just beginning to see market
appreciation. Marinas, boatyards and homes are being compiled for
development into bay front condo complexes. Since they are new,
the prices are impacted by the amenities and location. Quality of
view, like with Gulf front, is a strong market price consideration.
Older apartment complexes are being
refurbished and going back on the market as condos with added pools,
exercise rooms and boating facilities. Complexes without any
amenities for recreation are the best buys and can be considered by
investors for rental income and long term appreciation. Nearby
hospitals, shopping and church activities will keep these complexes full
with a quick turn over when rental is the goal. Often unfurnished,
these will require a fluffing up every three to five years and can be
excellent income stream for the investor or retiree.
Careful consideration of tax district and
insurance needs will help buyers get the best value for their dollar.
